The three-story brick, plastered edifice is crowned with a high, red stone gable roof, adorned with curved dormer windows. A compact volumetric composition, dictated by the building’s internal structure, is dominant.
The central section of the west facade is accentuated by a room-width bay window, culminating in a baroque helmet, further enhanced by a projecting balcony supported by two stylized, substantial columns and corner pilasters.
Unique Architecture
Approximately 125 years ago, Villa Doll, a magnificent Art Nouveau mansion, emerged in Viljandi.
The building exhibits all the stylistic hallmarks of its era:
- organic curved lines
- an asymmetrical building form, comprising projecting or receding sections
- curved and multifaceted door and window openings
- imaginative ornamentation

Access and Courtyard
A separate ancillary building is planned within the courtyard, offering the opportunity to acquire a private storage unit. Additionally, a communal storage facility is located in the main building’s stairwell. The courtyard features two dedicated bicycle parking areas, providing ample space for frequently used personal transport, including children’s bicycles or the increasingly popular and convenient cargo bikes for urban mobility.
Within the private rear courtyard, we shall create an exclusive leisure area featuring lush landscaping and a pergola. This secluded space remains imperceptible from the street, allowing residents to enjoy a tranquil retreat without sensing their actual location in the vibrant city center.

The design solutions became more dynamic. Details could be either exceptionally opulent or remarkably understated.

All these qualities are discernible within Villa Doll. It has served as a remarkable source of inspiration, fostering in all stakeholders a desire to forge a symbiosis of the venerable and the contemporary. Naturally, there was a prevailing apprehension that an overzealous renovation might transform a dilapidated, once-grand structure into a sterile, modern edifice. The aspiration was to preserve the authentic and historic ambiance.
Minimalist, Yet Classic
The guiding principle for the design was to introduce new constructions and details with a minimalist and classical aesthetic, ensuring a timeless appeal. In devising the functional layouts for the apartments, careful consideration was given to the habits and requirements of contemporary residents, while diligently preserving the existing structural elements and spatial arrangements. Beyond the lofty ceilings and expansive rooms, the edifice reveals eloquent historical details and a rich tapestry of finishes on its walls. These elements are, indeed, invaluable.
In selecting supplementary materials, only traditional elements were considered: wood, glass, and ceramics. The most intricate aspect involved harmonizing the existing and the new to ensure a cohesive integrity and a palpable ambiance.
The fusion of old and new yields a captivating outcome. One merely needs to heed the narratives conveyed by the house through its history and architectural artistry. We trust this endeavor has been successful.
